Points to Remember While Hiring A General Contractor

Are you planning to remodel your house? Here are some top questions you need to ask when you want to renovate your house. Often people are surrounded by a myriad of questions when it comes to remodeling their homes. Here are some handy tips that you need to remember.

Go for licensed contractor: Most of the states require a general contractor with valid license. So make sure your contractor is licensed before executing any remodeling work. He can merely fake that he is licensed so make sure you check his license which should be up to date. It is under law to get licensed. If your contractor fails to produce a valid license avoid hiring him. You can even check your contractor's license from the office of the Secretary of State or verify through remodeling companies.

Check general liability insurance: Your general contractor should possess general liability insurance. This type of insurance gives you protection against house or property damage caused by contractors or his employees. If you go for general liability insurance then you can save the cost of repairing or replacing the damage. Make sure that the contractor you hire has a certificate of insurance.

Beware of hiring any contractor, who does not carry a valid coverage, you might be liable to pay for the injuries endured by the contractor or for his employee and property. If the contractor does not have employee under him then he might be exempted from carrying workers compensation insurance. He can even provide you a Construction Industry Certificate of Exemption from Workers Compensation. Though this can be risky! For instance if he has a helper and somehow gets hurt then you might have to pay for his medical bills and insurance. Again if the contractor shows no interest in verifying the details of his employee then you might have to pay for the compensation.

Lender approved contractors: Many general contractors are approved-lender contractors. They are required to be approved and investigated by lenders for being financially sound and maintaining a satisfying relationship with suppliers with clear outstanding complaints against them at Better Business Bureau.

NARI & NAHB member: NARI is the abbreviated form of the National Association of the Remodeling Industry while NAHB stands for the National Association of Home Builders. It is always a good decision to hire contractors who have been approved by these bodies. Both these institutes attract contractors that are interested in making your work easier and removing unprofessional contractors. In order to become its member the background of the contractor is checked thoroughly.

Guaranteed work: Your contractor should in a position to guarantee work for at least a year from the date of completion. This should also include material used and warranties if applicable.

Supervision is important: Ensure the contractor is there to supervise the work. The party responsible should be familiar with the type of work done. You cannot be worried about what is being done in your absence.

References: Written references are important. A reputed contractor will be happy to assist you with references that you might require in the future. You should look for well established ones.

It is important to ask some specific questions to general contractors. Make a wise decision and follow some rules before you hire remodeling companies to renovate your house.

Internet Advantages Overlooked by National Brokerage General Agency

A NATIONAL BROKERAGE AGENCY MISSES THE OPPORTUNITY. Google and the internet are national and even international. This means Google's Adwords used by local, state, and regional agent recruiters automatically are put at an disadvantage. For example, look at a smaller regional advertiser with a territory of Washington DC, Maryland, and Virginia.

If their contract is for this area, any response they would receive from California or Florida would be totally useless. Half of them, still do not truly understand this. The purchase by bidding to get one of the top slots for key phrases like individual major medical.. After a few dozen calls outside their territory come in from visitors seeing their website, they finally get the hint. The keywords they bid on must be more exact. Or no sales.. "Maryland individual major medical", or "major medical insurance Virginia" must be used for their key Google AdSense word phrases. This usually increases the bidding costs, and also their advertising budget.

The National Brokerage General Agency can purchase keywords to target agent responses such as: best income indexed annuity, fixed income indexed annuity, fixed premium indeed annuity, or top return income indexed annuity. Advertising keywords prompt an internet searcher to go to a page directly on your internet site. This landing page should then give the agent more product info and how to contract for contracting. The National Brokerage Agency however is guilty of not spending some money for Google sending traffic their way, and also for not having pages designed with the agent in mind.

The 3rd opportunity, although a tough one to avoid all the scam operations, is the use of a quality internet Email list of insurance agents nationally. 4 hours of intense searching the internet resulted in finding only one firm who seem reputable in providing an Email list both high enough in quality, and backed by a good reputation at a fair price. Instead of 6 cents each on a questionable list and source, we located one charging 1 ½ cents each, $1,500 for 100,000 emails.

Since the National Brokerage General Agency firms average a few years behind the times, many of them are taking on the responsibility for far too much territory than they can handle. They should turn their attention to finding a mailing list compiler skilled in providing them with a target list of quality annuity brokers. Yes a more refined list might cost them $20-$30 per thousand agent names more. Instead procrastination sets in along with the unwillingness to spend money on either precise internet or direct mail recruiting to agents. Magazine Ads do NOT recruit agents, but excellent recruiters can recruit excellent agents. This is sometimes why a regional firm that understands direct marketing ends up being more profitable.

While National firms are still in the twentieth century, now is the perfect time for state and regional firms to steal more than their share of producing independent agents and brokers.

General Agents Insurance Company Report - Revisiting Midland National Life Insurance Company

For decades, Midland National Life Insurance Company, has stood out as one the premier insurers for General Agents to represent. Due to recent economic financial fluctuations, revisiting Midland National Life in this report is critical.

1906 was when history began for Midland National Life Insurance Company. This company aspires to the values of integrity, openness, respect, and accountability. Unfortunately, in the last few years robust selling of fixed-indexed annuity plans drove rapid net premium growth beyond initial expectations. Attempting to change from a well-known General Agents Insurance Company to a GA and brokerage combination insurer resulted in early great results, then leading to questionable financial stability.

Midland National Life Insurance Company was purchased 1n 1958 by C.A. Sammons & Associates of Dallas. Charles Sammons already was the president of Reserve Life and owned eight life insurance companies. Today the two key subsidiaries of the Sammons Financial Group of Chicago are Midland National and NACOLAH, North American Company for Life and Health Insurance. Actually, they are similar companies looking at the annuity brokerage, General Agents, and PPGA's, personal producing general agents. A General Agent often has insurance agents under his contract, while a PPGA tends to work independently. Over them is a District Sales Manager and/or a Regional Sales Manager reporting direct to the company.

General Agents are drawn to the insurer because of three main factors. First there was a non pressure General Agent contract that also allowed doing business with other providers. Next is the very strong line of marketable Universal Life and Term insurance policies, along with a diverse portfolio. Third, the commissions paid to GA's and PPGA's were very competitive and favorable. In addition, it was easy to receive a home office response to any question or difficulty that occurred.

Midland National Life operates in 49 states, DC, military bases, etc. The life operations are all handled out of Sioux Falls, SD with annuity activities headquartered in W Des Moines, IA. Very unique is that the company ownership is privately held with employee shareholders. The high amount of liquidity holdings might be key assets during these crucial times.

Using distinct channels of distribution Midland and North American Company for Life and Health Insurance decided to belong strongly involved in singing up brokers to sell its fixed indexed annuity products. Something now both insurers would like to report that they never were successful at selling. Having considerable risk concentrated in large fixed income investments of a security nature was clearly being in the wrong market at the wrong time.

Thanks to strong product diversification and significant liquidity before the financial bomb struck, Midland National Life Insurance Company should pull itself through. The lowering of its ratings does not help induce confidence in the insurer. The shame is that this great General Agent insurance company is taking a huge hit because of an unwise brokerage decision. My prediction is that there is a future ahead for them, at first dim and gradually returning to very bright. Next time they are revisited the situation will definitely be changed.
